01 Getting started

Initial Consultation

Every project begins with a real conversation — on-site, at your home, with no pressure and no sales pitch.

Before we talk budget or timeline, we want to understand what you're trying to accomplish. We visit your space, walk through it with you, and listen. What bothers you about it now? What does the finished version look like in your head? What's non-negotiable and what's flexible? That conversation shapes everything that follows.

What we do at this meeting

Walk the space with you, take measurements and notes, photograph areas relevant to the project, ask questions about how you use the space, and get a clear picture of your goals, priorities, and budget range.

What you don't need to have ready

You don't need plans, specs, or a finalized vision. Coming in with a rough idea — or even just a problem you want solved — is completely fine. That's what this meeting is for.

Simple projects

For straightforward work — a room repaint, drywall repair, flooring swap — we can often scope and price the project in or shortly after this first visit at no charge.

Complex projects

For full remodels, custom builds, or anything requiring design renderings or detailed planning, there may be a starting investment for the consultation. We'll always tell you upfront which applies before any work begins.

Our commitment at this stage: We show up on time, we listen more than we talk, and we give you an honest read on what your project involves — even if the honest answer means we're not the right fit.

02 Making it real

Design & Planning

We turn your vision into a concrete, buildable plan — with materials selected, layout confirmed, and the finished result visualized before we lift a tool.

This is where the project takes shape. We develop a detailed scope of work that covers every element of the build — what's coming out, what's going in, how the space will flow, and what it will look like when it's done. For complex projects, we create digital renderings or photo-based overlays so you can see the finished result in your actual space before construction starts. No guessing.

Project scope development

A written breakdown of every phase of the work — demolition, framing, mechanical, finishes — so there's a shared understanding of exactly what's included and what isn't.

Material selection

We guide you through tile, flooring, cabinetry, fixtures, paint, and hardware selection — helping you make decisions that work together visually and stay within your budget.

Design renderings

For kitchens, bathrooms, and open-concept builds, we provide digital renderings or photo overlays that show you the finished space before construction begins. See it before we build it.

Layout & space planning

If the project involves reconfiguring a space — moving walls, opening up a floor plan, repositioning fixtures — we plan the new layout carefully and walk you through it before anything is finalized.

Our commitment at this stage: Nothing moves forward until you're satisfied with the plan. We revise until it's right. You'll never walk into construction wondering what you agreed to.

03 Getting aligned

Proposal & Agreement

A written proposal with clear pricing, a realistic timeline, and a full scope — so you know exactly what you're agreeing to before we schedule a start date.

We put everything in writing. The proposal includes a line-by-line breakdown of the work, the materials specified, the total cost, the payment schedule, and the projected timeline from start to completion. No vague ballpark figures, no surprises baked in, no scope that quietly expands after you sign.

Detailed, itemized pricing

You'll see where every dollar goes — labor, materials, and any subcontracted work broken out clearly. No lump-sum figures that leave you guessing at what's included.

Realistic timeline

We give you an honest start-to-finish schedule based on the actual scope of work, material lead times, and our current project load. We don't overpromise on speed.

Payment schedule

Payments are tied to project milestones — not arbitrary dates. You pay as work is completed and verified, not upfront in full or on a calendar that doesn't reflect progress.

Change order process

If something changes mid-project — scope addition, material substitution, unforeseen condition — we document it in a written change order with updated pricing before we proceed. No verbal agreements, no surprises on the final invoice.

Our commitment at this stage: The number you sign is the number you pay — unless you change the scope. Any deviation gets documented in writing, reviewed with you, and approved before it happens.

04 The build

Construction

Our crew handles the build from prep to punch list — and you're never left wondering what's happening or when.

This is where the plan becomes reality. Our crew works methodically through the scope — protecting areas of your home not under construction, keeping the site organized, and executing the work with the kind of attention to detail that holds up long after we're gone. Throughout the build, you have a direct line to us. We don't go quiet once the job starts.

Site preparation & protection

Before any demo or construction begins, we protect flooring, adjacent rooms, and fixtures from dust and damage. Your home is a job site, but it's still your home — we treat it that way.

Regular progress updates

You'll hear from us consistently throughout the project — not just when there's a problem. We update you on what was completed, what's next, and any decisions that need your input before we proceed.

Quality checks at every phase

We don't cover work before it's right. Framing, drywall, tile, and finish carpentry are each reviewed before the next phase begins — because fixing problems after the fact costs everyone time and money.

Honest conversations about surprises

Older homes hide things — outdated wiring, water damage, structural quirks. When we find something unexpected, we stop, show you what we found, explain the options, and wait for your direction before proceeding.

Our commitment at this stage: You always know the current status of your project. If something comes up that affects your timeline or budget, you hear it from us immediately — not when we hand you the final invoice.

05 Finishing right

Walkthrough & Completion

We don't consider a project done until you do. The final walkthrough is your opportunity to review every detail — and we address anything that isn't right before we close out.

When the work is complete, we do a thorough walkthrough of the entire project with you — room by room, detail by detail. We're looking for the same things you are: paint edges, grout lines, hardware alignment, caulk, trim gaps, and anything that doesn't meet the standard we set at the start. Anything flagged gets corrected before final payment is collected.

Joint final walkthrough

We walk every inch of the project together. You flag it, we write it down. Nothing gets dismissed or minimized — if it's not right by your standard, it goes on the punch list.

Punch list completion

Every item identified in the walkthrough is addressed before the project is officially closed. We don't ask for final payment until the punch list is cleared and you're satisfied.

Site cleanup

We leave the space clean — debris removed, surfaces wiped down, and your home returned to order. The only thing left behind is the finished work.

After the project

We're not hard to reach once the job is done. If something comes up in the weeks after completion that's related to our work, reach out — we stand behind what we build.

Our commitment at this stage: The project isn't finished when we think it looks good. It's finished when you're satisfied. That's the standard we hold ourselves to on every job.
